PURCHASE PROCESS

Services of Errikos Kohls Immobilien Consulting offered during the purchase process in Greece

In the following, we Errikos Kohls Immobilien Consulting, would like to set out the steps that need to be taken in order to transfer the property into your ownership once you have found a suitable property. Please note: Errikos Kohls Immobilien Consulting (below named : Kohls-IC) can provide you with all the necessary support during the individual stages or throughout the entire process of purchasing a property. For example, if you decide to appoint a Greek lawyer or a Greek notary acting as your legal representative, he could handle on your behalf the administrative formalities (as described under step 5). In that case your personal presence in Greece would not be required prior to the date of the contract conclusion. Please note that the commission of Errikos Kohls Immobilien Consulting (Kohls-IC) is only payable once the sale and the notarisation procedure have been completed.

STEP 1
Search requests and customer specifications
  • Analysis of your requirements after completing the questionnaire on our website or providing us with a reference number for a specific property available for sale
  • Instruction of Errikos Kohls Immobilien Consulting to support the purchase process as a real estate agent, provided the property has been selected from an existing list of properties for sale out of our homepage offers. (Draft contract specifying the agency's commission will be prepared by Kohls-IC and countersigned by you)
  • Instruction of Errikos Kohls Immobilien Consulting (Kohls-IC) to search for properties on your behalf as a real estate agent (Draft contract specifying the agency's commission will be prepared by us and countersigned by you)
STEP 2
Search for suitable properties
  • Search for suitable properties in the location of your choice by our team
  • Sending one or more property profiles, including photos, property description, price asked by the vendor, the object location as well as the size of the plot and the living area in m²
STEP 3
Property visit
  • Providing the customer with support in organising a trip to Greece (the cost of travel and accommodation will be borne by the customer)
  • Property visits (indoor and outdoor areas) accompanied by our staff who can speak and answer customer questions in English, German, French, Dutch or Greek. On the day of the visit to the property, you will be collected by our team from the airport, port or hotel. You will not incur any additional costs for the property visit)
  • At your request we can appoint an authorized inspector on your behalf, who can carry out an assessment of the property for sale (the costs will be borne by the buyer). This is recommended especially in the case of older buildings. We will be also happy to support you in finding an authorized inspector.
STEP 4
“On location” advice & support
  • Alignment with the property seller
  • Search for and providing access to legal advice (lawyers, notaries, financial advisers, insurance agents)
STEP 5
Preparation and conclusion of the purchase agreement
  • Notarised appointment of a legal representative of the buyer to prepare the purchase agreement (Typically, this would be your local lawyer in Greece. We can help you to find a lawyer if you do not have your permanent residence in Greece). The notarisation process takes 1 day.
  • Inquiry for Issue of a Greek tax registry number (Greek: AFM)
  • Completion of a purchase arrangement (preliminary purchase agreement) signed before a notary public. Upon completion of this preliminary agreement, a down payment on the purchase price (e.g. 10 %) must be paid to an escrow account.
  • Review of the property on sale (have a lawyer review the tenure, property rights, and other entries in the land register). The reviewing attorney then prepares a review report.
  • The reviewing lawyer arranges for a “topographic blueprint” (in the case of new-build properties the architect's plans can be used as well). He also checks in advance whether the development conditions have been met for the concrete property (whether the building permit corresponds with the current construction stage)
  • Following the review, the reviewing attorney prepares the so-called ‘Clearance certificate
  • The reviewing lawyer arranges for the payment of the property transfer tax payable to the relevant Greek tax office
  • Contract conclusion: after all relevant documents have been submitted (such as deeds, clearance certificates, plans, proof of payment to the tax office, etc.), the definitive purchase agreement is prepared and signed by all parties (buyer or his legal representative). We can arrange for you to have the purchase agreement translated into German, English and French translation and available for you at the date of singing the agreement as well as have a lawyer present who speaks one of the above languages.
  • Payment of all fees and services received (Public Notary, Lawyer, translator/interpreter if applicable.)
  • Payment of the purchase price to the seller and the agreed commission to Errikos Kohls Immobilien Consulting
STEP 6
Handover of keys
  • Handover of keys and move into your « newly acquired property » in Greece
